Criteria for Membership


Any company, partnership firm or individual carrying on mainly the business of a real estate agent shall be eligible to become member by making payment of membership fees and entrance fees.

Mode of becoming Member

 
A person desirous to become member shall be required to submit an application in prescribed form, to the Managing Committee.
The Managing Committee shall have absolute power and discretion to accept or reject an application, without assigning any reason.
 

Cancellation of Membership

Person shall cease to be a member for any of the following reasons.

 
On approval of his resignation.
Members who have not paid annual subscription within 2 months shall be deemed to cease as members. However if Managing Committee is convinced about the geniuses of reason for non-payment of subscription, then Managing Committee may after recovery of outstanding subscription, may allow to continue him as a member. The decision of managing committee in this respect shall be final.
In case the member is found engaged in activities against the interest of the association or doing activities which are detrimental to the objects of the association or indulging in violation of the rules of association, management committee may by 2/3rd majority decide to expel, censure, or suspend a member.
For not attending 4 consequent meetings without giving proper reason.
Upon being declared of unsound mind by competent court.
For conviction in offence involving moral turpitude or other criminal offences.
Upon filling insolvency petition.
 


Membership Rules

1. Members are required to make the following payments

 
One-time entrance fee
Annual subscription fee
 

2. All payments shall be made by account payee cheque / pay order / demand draft in favor of ‘Surat     Realtors Association’ payable ‘at par’ at Surat.

3. Application Process

 
Person/s wishing to acquire membership must complete the prescribed Application Form and submit it along with the relevant payments and copies of documents, as specified
The application must be proposed & seconded by a current executive board member of SRA
The application shall be placed before the Managing Committee which will evaluate them and shortlist the applicants. After giving adequate notice, the short-listed applicants will be invited for a personal interview, accompanied by the proposer or seconder
The Managing Committee reserves the right to reject an application for membership at any stage without assigning any reason whatsoever. In such cases, the entrance fees, annual fee.
The entrance fees, annual subscription, dinner contribution, etc. shall be fixed by the managing committee & may be amended at any time by the managing committee
 

4. Membership Certification

 
On acceptance of the application by the managing committee, the new member/s will be provided with a membership card and membership certificate in the firm’s name which shall remain the property of the SRA
Members must present their membership card at each meeting of SRA
Loss/damage of the card must be immediately reported to SRA office in writing
Membership shall not be transferable, in any manner whatsoever
 

5. Attendance of Association Meetings / Programs

 
The members have to compulsorily attend the meetings and gatherings organized by SRA. In case a member does not complete at least 75% of his/her attendance in a year their membership can be terminated on the grounds of absenteeism. A member having genuine reasons can be exempted provided a written application is submitted to the managing committee (subject to not more than 3 times in a year)
Only the persons registered with SRA as principal applicant and second applicant can attend meetings (principal applicant, partner). Only 2 registered persons shall be permitted to attend. Any other person accompanied by the members shall pay Guest charges at prevailing rates
 

6. General Rules of Conduct

 
Members shall not misuse the name, logo or any other aspect of SRA, NAR-India, World Properties or ICREA in any manner whatsoever.
Disorderly, rude or offensive behavior may result in termination of membership. The managing committee, whose decision shall be final, will determine the interpretation of rules in such cases
Members are liable to pay their dues (annual subscription) by the specified due date every year
 

7. Termination / Cancellation of Membership

 
The managing committee reserves the rights to terminate the membership of any member without prior notice in the event of any breach of Association rules
On the termination of membership, SRA shall make no refund to the members
Members who wish to cancel their membership must do so in writing giving notice of 30 days before the first day of the financial year for which SRA subscription fee due. On such cancellation, SRA shall not be liable to make any refunds, whatsoever. Members failing to give such notice of cancellation of membership will be liable to pay the subscription, dinner contribution for the entire year
As per clause 4(a) above (for attendance), attendance shall be strictly adhered to by members, failing which the managing committee may terminate the membership without refund of any fees for the entire year
 

8. General Rules

 
The Managing Committee reserves the absolute and complete right to modify, revoke, add or delete to these Conditions & Rules at any time without prior notice
The rules stated above are only the principal conditions of membership & the association
The Managing Committee shall be at liberty to frame separate sub rules of the association
The Bye-laws & Memorandum of Association shall be binding on all members
 

9. Any suggestions / grievances, if any, should be given in writing to the association office or by email    only.
